An Oakdale Real Estate Agent Who Explains Every Option

Selling a property, settling an estate, splitting a house after a divorce or buying your next place all come with real choices. We put those choices side by side, explain what each one costs in time and money, and leave the decision with you.

A Practice Built on Plain Explanations

Our time as a real estate agent goes back to 2015. In 2021 we became a licensed real estate broker. Across those years one pattern kept showing up. People feel good about decisions they understood. The ones that sting later are usually made in a hurry, with half the facts.

So we start every conversation the same way. Before any paperwork, we lay out the paths in front of you: pricing right at the market, pricing a little lower for a quicker sale, making a few repairs first, or selling the property in its current condition. Each one has a trade-off. Repairs can lift the price, but they cost money and weeks. A lower price can shorten the wait, but it leaves dollars on the table. We show you both sides in writing.

Some people like to sit across a desk from us in Oakdale. Others would rather talk from their kitchen table over a call or a video chat. Remote meetings help an heir settling an estate from out of state, or two former spouses who prefer separate conversations. Whichever way we meet, the explanations are just as thorough, and the pace stays yours.

How We Work With You

Options on paper, side by side

When there is more than one way to sell, we write them out with expected timing, likely costs and what each asks of you. Take the page with you, share it with family and decide when you are ready.

Honest talk about the house itself

Buyers and their inspectors look closely at roofs, older electrical panels, plumbing and air conditioning that works hard through Valley summers. We tell you which items tend to move offers and which usually do not, so you only spend on repairs that pay you back.

Steady help for hard sales

Probate, inheritance and divorce sales come with legal steps and strong feelings. We explain the order things usually happen in, send you to your attorney or the court when a question is theirs to answer, and keep everyone working from the same facts.

The same clarity for buyers

Our home buying help works the same way. We compare properties by the age of their major systems, what the lot will take to keep up and what an inspection report is really telling you.

Where We Work

We are based in Oakdale, and our clients come from the towns around it as well: Riverbank, Escalon, Waterford, Modesto, Salida, Ceres, Hughson, Empire and Turlock. Because so many of our meetings happen over a call or a screen, distance is rarely a problem. The Service Areas page has more on the places we cover.
